Delivery Information

We offer delivery* to your site or collection from our premises in Gloucestershire.

Collection

Please ensure that your collection vehicle can accommodate the size and number of SIP panels you have ordered. We will help you load your vehicle but please make sure you have help to unload at your destination.

Delivery

  • We will require parking to unload our vehicles. Usually, four parking spaces are adequate.
  • If parking permits are required, please make these available during delivery.
  • Please ensure that someone is available to assist the delivery driver with unloading.
  • Delivery is to the kerbside or drive only.

Delivery Costs

Delivery is charged at £2.40 + VAT per mile and £2.75 + VAT per mile within the M25 (with a minimum charge of £200 + VAT), by postcode from our workshop to the postcode at your destination. We will confirm delivery costs on your order confirmation.

Upon Confirmation of Order: 35% of the total order value

7 Days Prior to Delivery or On Collection: Balance payable in full

All prices quoted are subject to VAT at 20%

SIP Panels

You will receive SIP panels at the size you ordered, but will need to order accessories and extras such as breather membrane, joining splines and cladding as appropriate, which you can purchase through us if you prefer.

Yes, you can collect from our workshop in Gloucestershire or we can deliver to kerbside at the property.

DIY Garden Room Kits

Yes, we can adapt any of our standard rooms or create a bespoke kit to your size and specification, which we will provide a price for.

We provide a comprehensive installation guide with every room.

You will need to consider the type of base that your self-build garden room kit will be constructed on. Typically, we would expect you to need one of three types of foundation: pad, ground screws existing/new concrete base. You can use adjustable feet to level off the base.

The kit you have ordered will include the elements that are applicable to that kit and the SIP panels will be cut to size, ready for installation. Kits are delivered to the kerbside at the property.

Most rooms will not require planning permission and will fall under Permitted Development rights. However, if you are unsure, please seek guidance from your Local Planning Authority.

Cedar and Thermowood cladding are maintenance-free. Tanalised Redwood will require treatment throughout its life.

On our Shell + External Kit and Complete Kit we include UPVC glazing. We offer a choice of sizes of glazing. As an upgrade, we also offer aluminium windows and bifold doors.

It takes 6–8weeks from confirmation of your order and is subject to our production schedule.

Annexes and Ancillary Buildings

We offer a turnkey service, which includes groundworks^, full structural calculations, standard planning application^^, installation and finishing, based on one of our four Annexe models.

^Groundworks up to 10m from the edge of the building. Additional distance priced separately
^^If surveys and/or additional reports are required, these will be charged for in addition to our standard service

We may be able to offer this as an additional service.

Most Annexes do need planning permission and our experienced team will assist with this.

Our payment terms span five stages:

Stage 1 – 5% of Total Order

Client acceptance of estimated price

Preparation of working drawings for client approval

Provisional workshop production date booked

Structural Engineer instructed to prepare structural drawings and calculations

Stage 2 – 30% of Total Order

Workshop build and all materials ordered

Stage 3 – 30% of Total Order

Payment due when annexe is erected

Stage 4 – 30% of Total Order

Payment due when annexe interior has been plastered

Stage 5 – 5% of Total Order

Final payment due 2 weeks after completion

Annexe Kits

Our SIPs garden annexe kits are built using our pre-manufactured SIPs system; an innovative method of construction that delivers cost-effective, time-efficient and sustainable builds.

They’re ideal for homeowners who have sites where access is difficult, as the size and weight of panels having been carefully designed to make manual handling and assembly easy, even in areas where access is limited.

Utilising our pre-manufactured SIPs system, we supply structural and insulated flat pack annexe kits for a main contractor to install on site.

We may be able to offer this as an additional service.

Our payment terms span four stages:

Stage 1 – £1,000

To secure provisional workshop production date

Stage 2 – 20% of Total Order (less £1,000 paid)

Preparation of working drawings for client approval

Following client approval of working drawings, materials ordering commenced

Stage 3 – 65% of Total Order

Workshop production of order to specified drawings

Stage 4 – 15% of Total Order

SIPs Kit production and supply

Final payment due 7 days prior to delivery
